Current Projects

Greenline-Spartanburg Neighborhood
The Greenline-Spartanburg neighborhood is located northeast of downtown Greenville, just up the hill and bordered by Wade Hampton Boulevard to the northwest, East North Street to the southeast, and East Stone Avenue and Church Street to the west.

At the end of 2011, construction will begin on 3 additional rental units in Greenline-Spartanburg with completion date expected by mid-2012.

Future Projects

City of Laurens
Genesis Homes has plans to move into Laurens with its work, the first area being in the City of Laurens, specifically the Laurens Mill neighborhood. The project will include:
  • Three 2 bedroom, 1 bath homes
  • One 3 bedroom, 2bath home
Target audience for rental units will be senior citizens at 50-60% of the Area Median Income.

Greenline-Spartanburg Neighborhood
In the Greenline-Spartanburg neighborhood, additional home construction will be located on Spartanburg Street. This project will consists of 3 houses, to include:
  • One 3 bedroom, 2 bath home
  • Two 2 bedroom, 1 bath homes
Target audience for rental units will be potential tenants at 50-60% of the Area Median Income.

Completed Projects

Nicholtown Neighborhood
Genesis Homes received a grant from the South Carolina State Housing Finance and Development Authority for its first project in the Nicholtown Community in Greenville which was recently completed. The project included:
  • Four 2 bedroom, 2 bath homes
They are located on Rebecca Street, Nichol Street and Palm Street and have been rented to seniors currently living in Nicholtown at 50-60% of the Area Median Income. Funding for this project was provided by the Community Foundation of Greenville, the City of Greenville, the SC State Housing/HOME award, and the South Carolina Association of Community Development Corporations (SCACDC).

Greenline-Spartanburg, Phase 1
Genesis Homes has just completed 9 rental units here which have been rented to either current or former Greenline-Spartanburg residents. The City of Greenville partnered with Genesis Homes to improve the surrounding infrastructure such as construction of new streets, sidewalks, etc. These units complete Phase I in this neighborhood, and Phase II will be completed by mid-2012. The homes recently completed include:
  • Five 2 bedroom, 1 bath homes
  • Two 3 bedroom, 2 bath homes
  • One duplex, two units, each with 2 bedrooms and 2 baths

Haynie-Sirrine Neighborhood
Genesis Homes’ first project was two duplexes in the Haynie-Sirrine neighborhood. The two homes, both of the same design, are two story duplexes with two bedrooms and one bath in each unit. The 900 square foot units are Energy Star certified and have been rented to seniors.

The second completed project in Haynie-Sirrine was two 2BR/1BA homes. These have been rented to senior citizens also.

The mission in Haynie-Sirrine neighborhood is now complete. The original target audience was seniors in Haynie-Sirrine who might be relocated by gentrification. Based on Genesis Homes’ initial strategy, we feel this need has now been met.

Funding for this project was provided by the South Carolina State Housing Finance and Development Authority, the City of Greenville and HUD's HOME Investment Partnerships Program, the Jolley Foundation and John I. Smith Charities. As a result of this funding partnership, Genesis Homes is able to charge rents that are significantly below market rates so that families at or below 50% of the median income level for Greenville County can occupy these homes.
